Built in 1974, 121 Osborne shares a lineage with neighboring buildings, solid in structure, yet increasingly outpaced by evolving market expectations. While its bones remained strong, the building had begun to show its age, with an exterior that no longer reflected the vibrancy of its surroundings.

The project focused on elevating the building’s identity through a carefully considered exterior renewal. Strategic material upgrades, refined detailing, and a cohesive architectural language was introduced to modernize its presence while respecting its original character.

The transformation repositions 121 Osborne as a renewed and competitive asset—aligned with the energy of the neighbourhood and reflective of its inherent potential. It now contributes to a more cohesive, elevated streetscape and a stronger overall asset portfolio.
